Whether you’ve discovered your dream floorplan by looking through our website or visited one of our Display Homes, the first step is to meet with a Beachwood New Home Consultant. They will discuss with you what you’re looking for in your new home and the budget you have to work with. Your consultant will explore all possibilities with you in terms of floor plan layouts, inclusions, facades, and upgrades. They will prepare and present to you an Initial Quote and Preliminary Siting.
Once your preferred new home design is selected (along with a site appraisal if you’re building in an established area) your Beachwood New Home Consultant will work with you to finalise the details, outlining the inclusions, specifications, desired custom upgrades and their associated costings. Your Final Sales Quote will be prepared and presented, and your acceptance and signing of this quote along with a Preliminary Works Agreement and payment of the Associated Fee will allow us to finalise your selections and move forward to the Pre-Construction process where your final contract will be prepared.
A dedicated Beachwood Customer Support Co-ordinator will guide you through the pre-construction journey of your new home. They will contact you to explain the process, and to book in the required appointments to facilitate functions such as your Colour Selections, Design Review, Tender & Contract Signing appointments. Your preliminary plans will be prepared and presented, ready for your appointments.
At your Design Review Appointment (knockdown rebuild, Melbourne and Eclipse customers only), you’ll meet with a tender presenter and senior draftsperson for a detailed walkthrough of your proposed home design. Together, you’ll review any changes made during the sales process, site‑specific requirements such as planning controls and build considerations, and assess overall functionality and buildability. This collaborative session helps refine design decisions, ensuring your home is practical, efficient to build and aligned with how you intend to live.
Your Colour Selections Appointment is where you personalise your home. Before your Harmony Gallery visit, you’ll receive drawings to help you prepare. Guided by an interior designer, you’ll select internal and external colour schemes, finishes and upgrade options. The appointment runs for up to five hours, with lunch and snacks provided. For Melbourne and Eclipse Collection customers, this takes place over two days. After your appointment, any selected upgrades will be costed and emailed to you ahead of your Tender Appointment, along with a draft Colour Selections document and photos of your choices.
Your Tender documentation will be prepared before your Tender Appointment, which runs for up to five hours and is hosted by a member of our Tender Presentation team. During the appointment, you’ll review your plans in detail and make any final functional adjustments to cabinetry, electrical layouts, and heating and cooling selections to suit your lifestyle. You’ll also confirm your final colour selections and any changes from your Harmony Gallery appointment. Wherever possible, all selections will be costed and finalised for signing on the day. Once signed, you’ll be ready for your Contract Appointment, with your Contract Drawings, Tender, and HIA Contract provided to you beforehand.
Your Contract Signing appointment will take place at our Head Office with your Customer Support Coordinator and will take approximately 2–3 hours. During this appointment, you’ll review the HIA Contract checklist, address any final questions, and sign all documents—including any Post Contract Variations—via DocuSign. Your Coordinator will explain the next steps after signing, your Domestic Building Insurance will be issued and the 5% Contract deposit will be payable at this time by bank transfer, cheque, or money order (with lender details confirmed on the day).
At this stage, all required permits and approvals are obtained, including council, authority, engineering, energy and finance approvals. We then complete our final pre‑site checks to ensure everything is ready for construction. Once confirmed, your Authority to Commence Construction (ACC) is issued, allowing your home to move through to site start.
Once we receive your Building Permit, we will send you the Building Permit, Domestic Building Insurance and Stamped Plans. You will be required to provide these to your finance broker/bank directly. Congratulations!! - Your Customer Support Co-ordinator will assist you through the rest of your construction journey.
Siteworks are completed on you block in preparation for the concrete slab and footings, forming the foundations of your home. A 10% progress payment is due on completion of this step.
Carpenters will progress with work, building the framework for your walls and roof trusses. Your second progress payment of 15% will need to be paid on completion of this stage.
Your home is taking shape! All brickwork, roof tiles, external doors and windows will be completed and your home will be able to be locked up. Your third progress payment of 35% will need to be paid on completion of this stage.
Now that your home is secure, our trades will progress the interior details and finishes of plaster being installed, skirting boards, architraves, internal doors & cabinetry. Your third progress payment of 25% will need to be paid on completion of this stage.
While you’ll be busy packing boxes and organising your removalists, our building team will be finishing the finer details like painting, tiling, mirrors and shower screens. Once your home is ready for you, you’ll be provided with the relevant Occupancy Certificates, final invoice and invited for a final walkthrough (PCI) with your BeachwoodSite Manager to make sure your home is everything you expected. Your handover date will also be booked for you at this time and we will strive to ensure all final works and touch-ups are completed in time. Your handover will take place at your new home with your Beachwood Site Manager where you’ll receive the last of your documentation – compliance certificates, home and appliance manuals – and the keys! Your final 10% progress payment will be required to be cleared prior to the day of your handover.
Your new home is complete & ready for you to move in!
As you settle into your new Beachwood home, you may notice some minor items requiring attention. That’s why we offer a dedicated 90-Day Maintenance Inspection to address concerns and ensure your home continues to perform at its best.
At the end of the initial 90 days post handover, we'll have one of our qualified Inspectors carry out a 90 day inspection for you. During the inspection, they will assess the submitted issues and inspect your home. You’ll receive a Record of Attendance summarising any works to be scheduled.
