The Purchase Process
With a New Home Consultant available at every display home, we're here to provide all the information you need and answer any questions you may have. Enjoy personalised service with the option to book a private appointment.
Whether you’ve discovered your dream floorplan by looking through our website or visited one of our Display Homes, the first step is to meet with a Beachwood New Home Consultant. They will discuss with you what you’re looking for in your new home and the budget you have to work with. Your consultant will explore all possibilities with you in terms of floor plan layouts, inclusions, facades, and upgrades.
Once your preferred new home design is selected (along with a site appraisal if you’re building in an established area) your Beachwood New Home Consultant will work with you to finalise the details, outlining the inclusions, specifications, desired custom upgrades and their associated costings. Your acceptance and signing of a Preliminary Works Agreement and payment of the Associated Fee will allow us to finalise your selections and move forward with the process.
A Beachwood Customer Support Co-ordinator will guide you through the pre-construction journey of your new home. They will contact you to book in the required appointments to facilitate functions such as your Colour Selections at our Harmony Gallery and Tender Signing.

Pre-Construction
This is your chance to personalise your home with your unique style. Before your Harmony Gallery appointment, you’ll receive a set of drawings to help you prepare. The appointment runs for up to five hours (with lunch on us, provided by a local Italian restaurant) and is guided by one of our specialists, who will assist you with your internal and external colour schemes and upgrade options. We recommend bringing any ideas, samples, images, or must-haves to help us tailor the experience to your vision. After your appointment, any requested upgrade variations will be costed and emailed to you for review ahead of your Tender Appointment, along with a draft Colour Selection and photos of your choices.
Your Tender Appointment will run for up to five hours and be hosted by a member of our Tender Presentation team, who will review your plans and help make any functional changes to cabinetry, electrical layouts, and heating and cooling selections to suit your lifestyle. You’ll also confirm your final colour selections and any variations from your Harmony Gallery appointment. All chosen options will be costed and, where possible, finalised for signing on the day. Once signed, you’ll be booked in for your Contract Appointment, with your Contract Drawings, Tender, and HIA Contract sent to you beforehand.
Your Contract Signing appointment will take place at our Harmony Gallery with your Customer Support Coordinator and will take approximately 2–3 hours. During this appointment, you’ll review the HIA Contract checklist, address any final questions, and sign all documents—including any Post Contract Variations—via DocuSign. Your Coordinator will explain the next steps after signing, and the 5% Contract deposit will be payable at this time by bank transfer, cheque, or money order (with lender details confirmed on the day).
Once your contract is signed and your land is titled and accessible, we’ll carry out final checks and documentation, including soil testing, a feature survey, engineering design, council and waterboard reports, and any required planning or developer approvals. We’ll also prepare your site-specific working drawings for approval. You’ll need to secure formal unconditional finance from your lender once all costings are finalised. With all documentation complete, we’ll conduct a final review and provide your construction plans and colour selection specification for your approval and sign-off, allowing us to apply for your building permit.
Once we receive your Building Permit, we will send you the Building Permit, Home Owners Warranty Insurance and Stamped Plans. You will be required to provide these to your finance broker/bank directly. Congratulations!! - Your file will now be provided to our Construction Support team as your primary point of contact. The Construction Support team will assist you through the rest of your construction journey.

Construction
Siteworks are completed on you block in preparation for the concrete slab and footings, forming the foundations of your home. A 10% progress payment is due on completion of this step.
Carpenters will progress with work, building the framework for your walls and roof trusses. Your second progress payment of 15% will need to be paid on completion of this stage.

Aftercare, 12 Month Warranty & 25 Year Structural Guarantee
As you settle into living in your home in the first few months after handover, you might notice minor items that need attention.
At the end of that time we'll also have one of our qualified Warranty Inspectors carry out a final inspection for you. If there are any further items requiring attention during this time, you can trust that we’ll take the appropriate action.
And for the next 25 years of enjoying your home, you can breathe easy knowing that your footings and framework will be covered by our 25-year structural guarantee.
